New To RE Investing?

So you decided to get into real estate investing.Good for you! While at first, real estate investing can seem a bit overwhelming, if you pay attention, you will be paid in rewards and dividends for years.

How do you start? Well lets take a look at a few time tested methods.

Every where you turn these days some one is a member of a Real Estate group. Find where they meet and be willing to ask the most basic of questions.

RE investors, are for the most part, a great group of people, from all walks of life. the one thing we all share is our passion for what we do. We discuss tatics and ideas about what to invest in as well as where. We share tips on things that have worked ..and warnings about things that dont.

Before actually buying any investment properties, beginning real estate investors should begin to put their organizations together by outlining a specific business plan. The plan should go over every step in the purchase of a property, from the marketing strategies on through the sale or leasing of a property.

So know you need to decide on the type of investment property you want to invest in. do you like the idea of duplexes? Single family homes? Small apartments? Remember this, if you start out with one type and become familliar with it, then you will learn exactly what you need to do to make the profit from it. Being a specialist in this manner can lead to faster profits.

Ok now comes the fun part. you need to find the people that offer the skills you need to accomplish your plan. Contractors,handy men, sub-contractors etc. Finding the right people to make your team is the hardest part of this game. (I use the same people for the same job on EVERY property I buy)

So lets say you choose to do the "fix and flip" game. People to have on your team are a contractor, electrician, plumber, and to be safe a heating/air condition guy. Now if you can find one...and the property isnt getting major work (like say a room addition) you can get away with a good handyman who does all the above.

Working with a investors real estate agent in a dream....but they are a nightmare to find. Interview your agent. Tell them exactly what you want to do. Tell them.."I want to invest in real estate...I want to buy x amount of properties a year". this means you need to have an agent thats willing to do far more for you then just show you a house or two. A good agent will write offers..LOTS of offers, and show you the selling history for a given area.

Have an exit tatic in mind. This is a critical element of investing in real estate. How are you planning on selling this house once it is fixed and ready for market. How much room do you have on price so you sell it and still make a profit.

Understand your going to make mistakes. We all do. the goal is to see them before they eat in to your profit.

Be efficent, and resourcefull. Keep your eye on your bottom line and you will grow a nice little investment business. - 23222

How To Judge An Offer When Your House Is On The Market

So you decided to sell your home, you have picked the a real estate agent, and have listed your home. There have been several open houses and some interest and you have finally received an offer. How do you tell if this is a good offer or not? Of course, your agent will help in that department, but, remember, they are there to sell your home they don't have any idea what will work for you and your family.

First thing to look at is the buyer's financing. Are they able to get a loan or are they just hoping to qualify? The best case scenario would be that they are pre-approved which means that a bank/lender has taken a look at their income, credit, and down payment and has agreed that they would qualify for a certain amount of financing. This is a good indication that the loan will go through. Sometimes, the offer will not include that the loan is pre-approved, but if the buyer really wants the home, they will include a letter of pre-approval to help your selection along. As a buyer, you or your agent has the right to contact the bank and make sure the information presented is correct and that the bank has verified income, employment, and down payment funds.

Next,consider if the buyer has put down a substantial down payment. The larger amount, the better for the sale to go through. The more money the seller has invested in the contract, the less likely they will be to back out. If the amount of money put down is not sufficient for your liking, then you have the right to ask for more.

Be sure to look for special conditions within the contract that you cannot meet or control. For example :If a buyer must sell his home first before purchasing your home.This condition requires you to factor in other questions. Does he have any offers on his home now or any approved buyers? He does have his house listed with an agent, doesn't he? If there are any clauses that you do not understand, you must clarify them in writing.

One other thing that you must realize in the real estate contract you will receive is there are dates and deadlines that must be reviewed. There is a certain rhythm for things to happen. For instance, there should be an inspection, appraisal, loan approval, and the closing date. These items should not have excessive time allotted to each by the buyer. For example, the closing date must allow time for the bank process to be completed including the underwriting, appraisal, and paperwork. The inspection date should be close to the contract date to allow time for any problems to be resolved quickly by the seller so the contract can be completed.

Any of the above mentioned items can void your contract. Be sure you understand all that is being asked of you, make sure the terms listed and set in all the documents make sense to you, before you complete the sale. - 23222

Better to stay lower risk with steady profits over time if you are looking to make stock trading more than a hobby.

2. You don't have to spend all day trading to be extremely successful. This does not have to be a full time job. But please don't misunderstand. I'm not suggesting another get rich with no work scheme. It takes time and effort to learn the sustems needed to achieve success at stock trading. But, by using GAP trading effectively, I profitably trade for 2-4 hours a day, plus another hour of pre-market preparation. In fact, I make a great income. With the right system, you can too.

3. The experiences of other successful traders who have "gone before" you can speed up your success tremendously. Don't start from scratch because it will take you 10 or more years and a lot of money to make all the mistakes others have already made. It is just smart business to use the knowledge of others. How many times do we hear "don't reinvent the wheel", then turn around and do just that? Instead, read books by successful traders, take classes, find mentors, and use the wisdom of others to make your road more pleasurable and secure.
