Saving Time and Money Via the Video Business Production

The IPO presentation is necessary for a thriving business. Companies need it to raise capital when private placement capital may not be enough. It can be either live, in person or live, via the Internet. While there are many advantages to doing a live demo, there are also many disadvantages. These disadvantages can be overcome through the business video production.

Lets discuss the types of presentations given today, starting with the live demo. Its obvious advantage is personal interaction and goodwill. This is a big advantage, but the drawbacks are just as strong. The most obvious is the cost and bother of travel. And the price of airline tickets, hotels, and rental cars is only increasing. In addition, the modern parent is less willing to be away from the family for days at a time. For these reasons, staying in town is growing in popularity.

While this variety of presentation has the disadvantage of the lack of direct human interaction, it overcomes the disadvantages of the live presentation and the webinar. Most obviously, it eliminates the need for the presenter to travel to the audiences site. Second, it saves the precious time of the presenter. Once the kinks are worked out of the video presentation, it can be viewed an uncountable number of times by an uncountable number of people. Third, the problem of coordinating two or more schedules is gone. The video presentation can be viewed by each individual as it fits into his or her schedules, and the viewing can even be split into shorter segments that fit into the busy schedule. WHY THE ASKING PRICE

Price is the first thing and investor sees.

We are all looking for below market value. Buy for a little, sell for a lot. But why are they selling so low? Is it to solve one of the "3 D's"? (Debt, Death, Divorce)

If not, there may be problems with the property that require major expense to correct. Structural problems such as a cracked foundation or outdated plumbing and electrical wiring. The last two are VERY common in older craftsman homes from the 30-50's. CONSIDER HOLDING COSTS

Holding costs are one of the biggest profit killers to investors. Taxes, mortgage, commissions to agents (both selling and buying) gas, and electric...all these things add up...and FAST.

A poor understanding of the current market value is another major deal killer. Remember market value is an educated guess at best. No one really knows until the appraisal is complete.

YOU MUST ANALYZE similar properties in the area. Keep in mind that prices are set at the margins and may reflect the extremes of a particular housing market environment.

TAKE ADVANTAGE OF TERMS AND CONDITIONS

What areas can you leverage besides price and location? Financing?

In fact, used wisely, an investor can pay full price and use this positioning to negotiate lower interest rates or a smaller down payment. Over time, the rental cash flow will be in the black because of the terms agreed upon by the buyer and seller, combined with gradual rent increases and price appreciation.

KNOW THE LOCAL MARKET

Learn everything you can about the market your shopping in. What are the schools like? How close is the local hospital? Is there a local police station or sub-station? Also look at the floor plans of surrounding homes. How many bed/baths? Whats the average price in the area? What are the prices of the last homes sold in the area? Etc...Etc.

As the man said...it is all about location.

Most investors think location is the second most critical thing in the investment next to price. Truth be told...it is only critical if you are looking for a long term residence/renter scenario. If you can make a great profit on an ugly house in a less then great area. It may out shine the "perfect condo" by the beach.

FIX AND FLIP AND FORECLOSURES

In the case of a fix and flip and sometimes a foreclosure. It is the job of the investor to factor in the repair costs. A keen eye can save you lots of money in a very short time. (Not to mention a good understanding of home repair work)

With small repairs such as painting, minor landscape, and basic flooring, profits may be available but not really worth the risk. More significant profits are found with extremely distressed properties. Plumbing is corroded, the roof needs replacing, and the interior needs to be gutted and remodeled, but the seller is asking 50% of the market value and you can repair it for much less. Always factor in the amount of work that you are looking at once you have a rough idea of the cost of the expense, add on another 5% as a buffer.

Understand the ZONE

Make sure you research the zoning for the property BEFORE you buy it. If you are thinking of adding a second floor or a granny flat...is the zoning available? Make sure you know before you commit to doing anything that will add or change the SQ footage of the property.

These are often bargains because the price is based on current use. So the single unit residential is priced low while the double unit duplex could be sold higher or rented out. Harder to find as developers stay more aware of zoning allowances these days.

Traders use different approaches in their trading. There are always advantages and disadvantages of different systems. Majority of successful traders use self developed mechanical trading systems. The majority of unsuccessful traders depend on discrete trading method.

Many traders use their own developed trading systems. There are many actively developed trading systems for sale as computer programs also known as Expert Advisors or Robots. Theses robots vary widely in prices. It can be from a few hundred dollars to a few hundred thousand dollars.

The significant advantage of these computer programs is that they generate signals. These signals can be used by the trader for trading. Sometimes these computer programs are developed for a certain bank or a corporation.

The discrete trading method used by many traders is like an artist trying to adapt to different market conditions and using flexibility and tactics corresponding to the particular market condition.

The traders mood and health can greatly affect the outcome of each trade in case of a discrete trading method. The main disadvantage of the discrete trading approach is the unstable trade results due to the stress factor influencing the trader.

7. The trading system should relieve the trader from emotional and psychological stress in trading.

8. It should be customizable. Different traders can use the same method with different account sizes and different risk/reward appetites.

No one trading system can fulfill all these requirements. Change of market conditions could lead to negative results from a previously effective trading system.

The only way of satisfying these conditions is through developing a diversified trading system. Trading systems based on these requirements could be complex and adjustable. It can consist of a set of systems that can be used as the basis for specific trade tactics at any given moment. - 23222
