The Law Of Attraction - How To Excel Using It

By Barbara Remirez

The Law of Attraction works whether you are aware of its existence or not. This is so because it is not powered by words only, even though they do have an effect, it is powered by your vibrations. This is the unique signal you broadcast out into the universe.

The Law of Attraction is always on. You can't switch off this universal Law. And it works whether you believe it or not.

It is a vibration put off from your inner self to the entire cosmos. The vibrations you give out are returned back to you. This may seem an odd way to think about it, but ask yourself when you meet someone new... do you get a "good" feeling from them and want to know them further, or you receive an "odd" feeling from them and are considering an exit strategy?

Before you use the Law of Attraction to manifest money, a common application, you have to understand that you still have to pay attention to the monetary laws that dominate our world. If you pay no attention to them, you are going to wind up disappointed. This is the reason why so many "systems" for manifesting money fail to deliver. They try to bypass the economic laws and create "magic" money.

Consider what it takes to become good at in order to manifest.

Think about what you really want in life. It may not be money and it may not even be for yourself. Whatever the situation, you write down your needs, visualizing them as you go. You must be precise. What make is the car? What model? What is its color? Does it have leather upholstery, or vinyl? What color is the upholstery, etc. Make it so real in your mind that when you look out of your window, you fully anticipate to see it.

It is like learning a new skill. Unless you are a genius or exceptionally gifted, you must put into practice that skill for a period until you become unconsciously competent with it.

The Law of Attraction is a means whereby you may attain success and wealth, even freedom from illness, provided you believe in it absolutely. The Universe holds all the riches we could possibly want.

Finally, take a moment to look back every once in a while. You may be traveling at a snail's pace but even a snail covers a fair amount of ground over time. You will be a lot farther along in 6 months than you are now. So pat yourself on the back, give yourself praise for your accomplishments, and then turn your sights forward once again!

Properties for Sale in Cyprus

By Mark Knowles

Beautiful Cyprus has drawn visitors for thousands of years. Thanks to 21st century mobility, the third largest island in the Mediterranean welcomes 2. 4 million tourists each year. Many of these visitors fall so in love with the place that they start looking for property for sale in Cyprus before they've barely unpacked their luggage!

Of course, like many Mediterranean cultures, "quickly" can be a fluid concept in Cyprus. That's because the real estate laws on Cyprus can be confusing, if not downright daunting, to an international buyer looking for a vacation home or a possible business investment. The complexity of land ownership laws is why the first step for anyone interested in property for sale in Cyprus is to retain a good real estate lawyer to look out for their interests, even when working with registered estate agents.

One of the reasons a buyer should hire a real estate lawyer when purchasing property for sale in Cyprus is to check the validity of the seller's ownership. The lawyer will help the buyer make sure that the seller is really the legal owner of the parcel and has no outstanding debts or other legal claims against the land title.

Another reason for a buyer to hire a real estate lawyer when purchasing real estate in Cyprus is to verify the legal ownership of the real estate. It's the buyer's responsibility to be sure that the seller has the legal right to sell the property, and the only sure way to do this without a lot of bother is to have the ownership verified by a real estate lawyer.

A contract of purchase for real estate for sale in Cyprus must include time lines for when the title will be transferred to the buyer. The contract also must specify consequences incurred by the seller if the title doesn't occur by the specified time.

After the real estate lawyer confirms that the seller is the legal owner, and that the land is free of any encumbrances, a contract for buying can be executed. This agreement, signed by the buyer and the seller, is the legal notice of the intention for the seller to convey title to the real estate to the owner. The contract specifies a schedule for the transfer, and any consequences that the seller will bear if the sale isn't completed by the deadline. The contract for buying of real estate for sale in Cyprus must be deposited with the District Land Registry within 60 days of its executive in order to be legally binding on the parties.

In addition to the time line, the contract for purchase places the seller under legal obligation to the buyer to convey title to the property. The seller is prohibited from getting a mortgage on the property, or from attempting to enter into any other sale.

On the purchasers' side, it's best not to sign a contract to buy property for sale in Cyprus until the land and its legal ownership have been completely verified by a Cyprus real estate lawyer. Should the buyer get any sense that the property sale isn't legal or ethical, it's in their best interest to halt the transaction immediately. Better a disappointment than a big monetary loss or a protracted legal wrangle in a foreign country. - 23222

Selling My Gold For Cash

By Hal Young

With a bad economy people are on the lookout for new ways to make money. One of these ways that people use to make extra spending cash is selling gold. That is why the question how can I sell my gold gets brought up quite a bit. Your gold could be old gold jewelry, coins, or any other scrap gold but they might have. While it may sound easy at first, unfortunately it is not all that easy to get your actual gold's value. And not only that, you also have to be on the lookout for all the con artists out there that are looking to ripoff people new to the field. In the following article I will explain how you can sell your gold for cash easily and safely while avoiding any scammers that might be out there.

Before you do anything else you should probably figure out how much your gold is worth. You do this because there are many people looking to scam you have there in the gold selling field, so if you have a ballpark figure about much your gold is worth beforehand, you are much less likely to be taken advantage of. You can do this in one of two ways: by yourself following a guide or taking your gold straight to a jewelry store or pawnshop. Easiest of the two is definitely the latter.

When you finally figure out how much the gold is worth you can go about finding a gold buyer. There are plenty of gold buyers out there in fact may be overwhelming at the number there are. Just keep in mind that you need to research any company that you may think about selling to beforehand is so you don't get ripped off.

For people with scrap gold to sell, the best place to sell to is almost certainly a gold refiner or gold dealer. Both will buy your gold based off the spot price of gold but gold refiners own their own refinery and most gold dealers do not. In most cases you are better off selling to a gold refiner. Try to get at least 90% or more of the current spot price of gold. It is easier to get that amount if you've got a lot to sell because most gold refiners pay based on a sliding scale.

If you have any gold jewelry and you think it might be worth more than just the gold content in the piece, you should probably think about selling to a gold jeweler or pawnshop. At very least they will confirm if it is actually worth more than the gold content in the piece. If it is you will certainly get more than what you'd get from a gold refiner or dealer.

And finally if you're looking to sell gold coins the best place is probably straight to a coin dealer. Some older coins might have more value than just the gold in them so selling to a gold coin dealer who can appraise them is usually better than selling to a gold refiner.

That's all there is to "selling my gold". If you will follow the advice listed above you will be able to sell gold easily and safely. Just remember the major points like researching companies before dealing with them. - 23222

IRS And Doeren Mayhew Provide Guidance on New COBRA Rules

By Doeren Mayhew

Recently, the IRS addressed how employers are to administer and seek recovery of the new COBRA premium subsidy enacted under the American ecovery and Reinvestment Tax Act of 2009 (P.L. 111-5). The IRS Act provides that an individual who has been involuntarily terminated on or after September 1, 2008, through the end of 2009 is required to pay only 35% of the group health insurance premium to secure COBRA continuation coverage (up to nine months).

The new guidance focuses on two broad areas: Form preparation - the mechanics of how an employer recovers the COBRA premium subsidy through a payroll credit claimed on IRS Form 941, and administration and eligibility. The guidance also addresses common inquiries surrounding the timing of when the subsidy begins and ends.

How the Subsidy Works: A former employee and his or her family are "assistance eligible employees" if they are eligible for COBRA health insurance continuation coverage as a result of any involuntary termination occurring from September 1, 2008, through December 31, 2009. These individuals are required to pay only 35% of the group health insurance premium that would otherwise apply.

Under the new guidance Act, the "person to whom the premiums are payable" - generally, the employer - pays the other 65% of the COBRA continuation premium. The employer will then be reimbursed by means of a federal payroll tax credit claimed on Form 941.

Payroll Credit Usually, an employer can claim the payroll credit for the COBRA premium subsidy on Form 941, Employer's Quarterly Federal Tax Return. To do so, the employer should enter the amount of any COBRA premium assistance payments paid on behalf of employees for that quarter on Line 12a. The amount entered should equal 65% of eligible workers' total COBRA premium payments - not amounts received from former employees.

In its Guidance, the IRS indicated that there has been some confusion surrounding the proper number of individuals to be reported on Line 12b as having received COBRA premium assistance reported on Line 12a. The guidance clarifies that only one individual should be counted for Line 12b purposes in a situation where a former employee has also secured coverage for other qualifying individuals such as a spouse and/or children.

Timing Issues from the IRS: The bureau has also clarified that the COBRA payment reduction applies as of the first punctuation of coverage beginning on or after February 17, 2009, for which a qualifying reflex terminated employee is suitable to clear 35% of the premium. The exact fellow of coverage is force upon the punctuation to which premiums are charged to the plan. The 35% payment subsidy generally applies until the earliest of three events: (1) when the past employee secures other health shelter coverage; (2) the fellow that is nine months after the first day of the first period for which the special COBRA payment subsidy provision applies; or (3) the fellow the individual is no individual suitable for COBRA continuation coverage. - 23222

Five Little Known Facts About Debt Collectors' Rights

By Sean Payne

If you still owe money on debts, you may already know your rights under the Fair Debt Collection Practices Act. The Fair Debt Collection Practices Act, also called the FDCPA, says that you have the right to demand that debt collectors use certain ethical debt collection practices.

The FDCPA specifies exactly when debt collectors can contact you, how they can do it, and what they can tell you in order to collect on a debt. One example is that a bill collector can't tell you a lie or misrepresent the truth about your debt. The FDCPA was created after a long string of debt collectors abusing people to collect on debt. What you probably don't know about the FDCPA, however, is that even bill collectors have rights.

The first of their rights is to communicate with you in order to let you know about any debts you owe. They can do this via telephone or letter. In this communication, they can let you know exactly what you owe, including whatever fees or penalties they may charge you.

Second, a collector has the right to continue to contact you until you notify them in writing that you don't owe any money, that you don't owe all of the money, or that you require verification that you really owe the debt. Of course, the FDCPA limits when and how they can continue to contact you, but as long as they operate within the rules of the law, they can continue to contact you until you put a stop to it.

Third, if that debt collector is actually the creditor to whom the money is owed, or an in-house agency owned by the creditor, they can continue to contact you even if you request that they stop contacting you. This is because the FDCPA does not recognize creditors as debt collectors, so they are not subject to the same rules as collectors are. Of course, they still have to abide by the rules of decent behavior outlined in the law, such as not harassing people you know, or calling at all hours of the night.

Fourth, a debt collector has the right to contact others about your debt. They can only do this once, though, and they can only do it to find out your address, your telephone number, or the place where you work. They are, however, prohibited from contacting any third party multiple times, because that would be harassment.

Lastly, a debt collector can sue you in court in order to collect on a debt that you owe them. Of course, you still have the right to defend yourself in any legal proceedings, but if the judgment goes against you, the judge may garnish your wages.

If you have to deal with debt collectors, know your legal rights. But make sure that you also know the rights that the FDCPA gives to debt collectors. Knowing this can help you to deal with them more easily when they become a problem. - 23222
